The parameters of today’s dream house are as follows: I have been pre-approved for $399,000.00 for a loan. However, I would rather spend a lot less. I only want to live in Grove Park. (Remember that none of that is ACTUALLY my situation. This is all for fun, and I have a house. Not to mention it would be really tacky to tell you how much I am spending. I am not paid or endorsed by anyone to write this post. I use the Burt Jordan website because it allows me to search by neighborhood.)

There are some really good options in Grove Park. I like Grove Park because it has personality and really nice neighbors. The kind of neighbors I could borrow an egg from… if I ever cooked anything that involved an egg.

The first house that comes up rings in at $384,000.00… the top of my price range. Fortunately it has already had a lot of renovations so it doesn’t need much additional work. I have actually been in this house and really like it. I like a pool and this is a great backyard for parties. The other bonus is that it is directly across from the park. I can already see my kids playing football and goofing off right across the street. I also really like the Charleston style. 4 bathrooms and 4 bedrooms also makes me happy– especially with the room that appears to be an upstairs extra den.

For $269,000.00 I am really liking this house. I confess that the little bit of Southern Belle that I have in me is drawn to the columns. It needs about 100 gallons of “Interactive Cream” by Sherwin Williams, but I can handle that. From a staging perspective I would definitely remove about ten tons of furniture as well. It is 3361 square feet, 4 bedrooms and 3 bathrooms so it meets my minimum requirement.

This house is only $10,000.00 cheaper… so it makes me wonder about the listing prices of this one and the one above.

For the deal of the day in Grove Park, I found this house for $175,000.00. That is a great price to get into a neighborhood like this. If you could somehow work out a redecorating allowance you could really make this an investment property. Its a little short of my 4/3 minimum requirement with 3 bedrooms and 2 bathrooms. I would immediately paint all that dark wood white and update the paint. Sellers, you really should go ahead and do this. People like houses that feel fresh and clean. Another tip? When you take a picture of it with the “For Sale by Owner” sign showing? It lets people know its been sitting. There is another listing that the picture was clearly taken in the dead of winter. Seeing as its August… that shows a lot as well.

Love love love the first house! The double porch is calling my name. I would def. repaint the green walls though. Ick.
